- Irving Kitchen Remodelers
Kitchen Remodeling
Contractors in Irving, TX
Irving went from 2,621 residents in 1950 to 45,985 in 1960, and that boom left whole neighborhoods of small 1950s kitchens. Later came Las Colinas in the 1970s and Valley Ranch from 1984. Southern Home Remodeling updates kitchens from every one of those eras, files any permit Irving requires and gives you an itemized price first.

Irving Kitchen Remodel
Cost Guide
A compact 1950s kitchen and a larger Valley Ranch kitchen start from different points. Your price depends on how much you change: new surfaces only, a full replacement in the same layout, or a reworked floor plan. Most Irving projects fit one of the three ranges below.
Surface Refresh
Mostly exempt from Irving permits
- Refaced or painted cabinets
- New counters and backsplash
- New flooring and hardware
Full Kitchen Replacement
Common for 1950s and 1960s Irving homes
- New cabinets, tops and floor
- Wiring and outlets brought current
- Plumbing updated under permit
Custom Layout
Often chosen in Valley Ranch and Las Colinas
- Walls opened or moved
- Custom cabinetry and an island
- Upgraded appliances and stone
Irving kitchens are priced after a free home visit, with labor, materials and permits listed separately.
Kitchen Size
Plymouth Park homes run about 1,000 to 2,500 square feet, while Valley Ranch homes reach past 4,000. Cabinet runs and counter area follow the room.
Layout Changes
Opening a galley wall or moving the sink adds framing, drain and vent work, and a permit. We price that work on its own line.
Cabinet Quality
Refacing, stock, semi-custom and custom boxes differ in cost and lead time. Irving does not require a permit for cabinet installation alone.
Countertop Material
Quartz, granite and butcher block are priced by area and edge. Tile and flooring work is exempt from Irving permits.
Appliance Upgrades
Swapping an appliance on its existing connection needs no permit. A new gas line or added circuit does, and we plan for it in the layout.
Plumbing & Electrical Work
Older Irving homes often need wiring or supply line upgrades during a remodel. We file those permits through MGO Connect and include them in your price.

Irving Clients on Their Kitchens
Signs Your Irving Kitchen Has Run Its Course
Two-prong outlets, sagging shelves, a counter that ends at the stove and a single overhead light are common in Irving kitchens from the 1950s and 1960s. When those pile up, one planned remodel costs less over time than fixing each problem separately.
You deal with one lead from start to finish, the schedule is written down and we tell you before anything changes.

FAQ
What does a kitchen remodel cost in Irving?
Most kitchen remodels in Irving land in one of three ranges: around $10,000 for a refresh with new cabinet doors, counters and lighting; around $30,000 for a full replacement in the same layout; and $60,000 and up for a new layout with custom cabinets and an island. Financing is available through a third-party service on our estimates, and we fix the price in writing after a free in-home visit.
How long does an Irving kitchen remodel take?
Plan on 6 to 10 weeks for a kitchen remodel from demolition to the final walkthrough. Custom cabinets and wall removal sit at the longer end, and the schedule is in writing before we start.
Does Irving require a permit for a kitchen remodel?
Painting, carpeting, cabinet installation, tile, flooring and replacing a fixture or appliance at an existing connection are exempt, except water heaters. New plumbing, electrical, gas and structural work need a permit. We file them for you.
Can a homeowner pull their own permit in Irving?
Irving requires a homestead exemption on file with the Dallas Central Appraisal District before a homeowner can permit their own work. When we do the job, we pull the permits.
Where is Irving Building Inspections?
The office is at 825 W. Irving Blvd., 2nd Floor, phone (972) 721-2371, open 8 a.m. to 5 p.m. weekdays. Permits and inspections go through the MGO Connect portal.
Which building code does Irving use?
Irving’s building division works from the 2021 International Residential Code and has proposed ordinances to adopt the 2024 codes. We build to whatever edition is in force when your permit is issued.
Can I stay in my home during the remodel?
Yes. We seal off the kitchen and protect the route through the house. A temporary coffee and microwave setup covers most meals.
Can you open a galley kitchen to the living room?
Often. We check whether the wall carries load and what runs through it. A bearing wall needs a beam and a permit, and both are priced up front.
What if I want changes after work starts?
We write a change order with the price and schedule effect. Nothing changes until you sign it.
Does Southern Home Remodeling need a Texas contractor license?
Texas does not issue a state license for general remodeling contractors, so there is no license number to show. The plumbing and electrical work on your project is done by state-licensed trades, and we register with the City of Irving for every permit we pull.
Do you work near Irving?
Yes. We also remodel kitchens in Coppell, Grand Prairie, Euless and Arlington from our office on Sanford Street.
Do you warranty your kitchen work?
Yes. Our standard workmanship warranty is 12 months, written into your contract. Cabinets, appliances and fixtures carry their own manufacturer warranties.
